Mission
Viejo includes dozens of tracts and subdivisions. These
homes span North, South, and Central Mission Viejo.

acre master-planned community of Ladera
Ranch (zip code 92694). Designed from
the onset to create a great sense of community,
Ladera Ranch is broken into nine Villages,
each consisting of ten or more, Neighborhoods,
each of which designed by individual
home builders. Five of the nine villages have
clubhouses themed on a particular architecture
style that is emphasized within that village.
There are also parks, pools, playgrounds and

Valley Unified School District and the Capistrano
Unified School District, Ladera Ranch is
served by the Capistrano
Unified School District also known as the
"Capo" district. Within the community
are the Chaparral and Oso Grande Elementary
Schools and the Ladera Ranch School, which
consists of both an Elementary and Middle School
campus. Schools score in the 80 and 90th
percentile, generally the top 15 percent in the
state. If you prefer either district, I will be

Mission Viejo property taxes, association dues, and fees

Lake Mission Viejo |
All residents of Mission
Viejo are members of the Lake Mission Viejo
Association and pay annual association dues to
support use of the lake and the public beaches.
All condominium, town home, and some detached
home developments have an additional homeowners
association (HOA) to pay for things like fire
insurance, landscaping, common areas, and
security. Mission Viejo is one of the older
planned communities in the Valley, and as such,
property taxes are very reasonable compared to
many neighboring areas. Most tracts have no
Mello Roos assessments. |
