If you are considering the sale of your home in Orange County, CA, listing your home for sale and selling your home should be a stress-free experience. Selecting the right real estate agent is also an important step. Demand for homes in 2022 is extremely high in Orange County, CA  

With the current 2022 real estate environment consisting of lower interest rates, low home inventory, and high buyer demand, many sellers are receiving multiple offers on their home, and this makes it an excellent time to sell! Demand for homes in Orange County, CA is currently very high. Home prices in Orange County, CA have gone up close to 15% in 2021.That's due in large part to very high buyer demand because of very attractive mortgage interest rates. Couple that with the fact that Orange County, CA is one of the best job markets in California, plus low crime, great schools and our great weather. Many buyers in Orange County are competing against multiple offers on homes because the supply of quality inventory is very low. Sounds much more like a seller's market to me, as well as a great opportunity for you!

The three most important factors when selling your home

The three most important factors for selling your home have changed quite a bit in this market. My advice a few years ago would have focused more on getting foot traffic through the door. This meant lots of weekend Open Houses, advertising to other agents, getting lots of feedback from them, and letting the home seller know about things that need to be done to make the home either more attractive or better priced. I recall a few years ago seeing lots of "red arrows" in the MLS, meaning lots of price reductions. Today's market in 2022 is different. Low inventory, low interest rates, and high buyer demand, means that different strategies are now needed for selling your home. 

1. Pricing your home correctly


The key in today's market is to set a listing price that will attract many qualified buyers without over-pricing the home. The "new normal" in the  market today is buyers sending in offers over list price and also removing the appraisal contingency. This means buyers in many cases will have to bring in extra cash over and above what the home will appraise for. It's still possible to under-price and home or over-price it. Under-pricing may mean a deluge of offers, but many of those would be unqualified or at the edge of what the buyer could pay. An over-priced listing may mean little to no offers, so the home could sit longer than it needs to. In order to come up with a suggested price, I will also factor in  what your goals are. Do you prefer to sell the home mostly "as is"? Are you willing to  make some cosmetic changes? Or is your goal to sell for the highest price possible, which will require both money and upgrades? The goal is to find that "sweet spot" where qualified buyers will send in offers while meeting your goals.

This report will consist of recently sold homes, homes in escrow, and homes that are currently on the market in your neighborhood. 2. Home preparation and setting the stage for showings

Once you have decided on the list price, it's time to get the home ready for showings, I have several pages below that you can download that will guide you in getting the home clean, fresh, and ready to go. Having great photos and a video virtual tour are also important aspects of attracting buyers and agents to your doorstep. I never skimp here. I always use a top, professional media firm to take photos and videos of your property (buyers will take notice). Once that is all in place, I'll enter the home into the MLS (Multiple Listing Service). and we'll set a date to go live. I think it's a great idea to set anticipation by first putting the home in "Coming Soon" status. This way, buyers and agents can see the home with photos, etc so they will get anxious to visit the home when it goes live. Typically we'll want to go live on a weekend when most buyers are free to visit homes.

3. Navigating through offers and picking a "winner"

The third most important step is navigating through several offers and being able to see the full picture of each one of them. Price is of course important, but in many scenarios, we will  be countering several of the offers on price by asking for "highest and best" price. There are many other factors like how much are they putting down? How much EMD (Earnest Money Deposit)? Which mortgage company are they using? Are they all cash or using an FHA loan? Are they willing to remove the appraisal contingency? It takes careful analysis of each offer to see which buyers will pass "go" and make it to final step. In  the end, the goal is to pick a very solid, willing and able buyer to open Escrow with. .
