Exceptional home buys in Orange County, CA

Update for 2021 Real Estate Market - When I put this page togther around 2007 or 2008, there were many more opportunities for finding lower-priced homes in Oramge County, CA. Today's market (2021 and upcoimg 2022) consists of very low investory, low interest rates, and high buyer demand, which has resulted in multiple buyer offers and home price increases of 14% to 15% for the year (2021). Some of the searches I had on this page no longer yielded any results so they were eliminated. Also, Short Sales and Bank Owned Homes (REOs) are a thing of the past, as there are hardly any of these sales types for sale in OC.

What to do if you are on more of a budget and you are limited as you what you can afford? 1) Look in the more affordable cities in OC. These tend to be older cities in North Orange County. 2) The "Inland Empire" homes are usually far more affordable than Orange County. 3) Consider looking for homes that need work and updating ("fixer" homes). 4) Check out my searches for homes with a low price per square foot and homes that have sat on the market for longer periods of time. I left these seaches intact and they are still great links to check out. 5) if single family home prices are out of your budget, consider a condo or townhome instead. Many townhomes have 2 levels, 2 bedrppms and baths, an outdoor patio, and attached garage.

While few "bargains" are out there now, it will just take more work (and patience) to find better priced homes in this market. Let me set up a custom MLS swatch for you that will email you immediately if any homes using your search criteria come on the market. Just call or email me and I'll be glad to set that up for you. (949) 290-3263, or ronforhomes@gmail.com. I'll be happy to discuss the Real Estate market with you and what you can realistically expect now.

Affordable homes and housing in Orange County

Many cities in North Orange County have more affordable homes than cities in South Orange County, Cities like Anaheim, Cypress, Placentia, Garden Grove, and Santa Ana have an abundant inventory of homes, at prices that are far lower than many south Orange County cities and beach areas. Inland Empire homes for sale

Homes in the Inland Empire cities are very affordable compared to Orange County prices. I have included links for Corona, Lake Elsinore, Murrieta, and Temecula, which are located along the I-15 freeway.

  Fixer upper homes for sale

The following links are for "fixer" homes in 3 areas of Orange County. These are homes that need repair, or homes that require a compete tear down. Some of these homes may be cash-only purchases, due to the condition. Many others just need lots of TLC. If you are looking for a fixer upper home in Orange County, CA, use the links below:

Orange County homes with low price per square foot

Price per square foot is often used as an indicator of value by many home buyers. Homes having a very low price per square foot are considered bargain properties. Mid-range properties will frequently have a price range of around $275 - $325/ sq ft, while many luxury and high- end properties can have a price per sq ft that is much higher. Buyers looking for exceptional bargains can use the links below to find OC homes that offer a lot of square footage for the price.

Orange County homes with long days on market (DOM)

These links are for homes that have sat unsold on the market for extended periods. Homes that that have sat for a long time may have sellers that are more motivated to sell at a lower price. I have created the links for homes with 90 to 180 days, 180 to 355 days, and homes exceeding 1 year on the market.

Short sales and bank owned homes

For many investors and home buyers, shopping for a short sale or bank owned property could result in a better sales price than similar standard sale homes. The following links will take you to my short sale and bank owned web pages. Note:There very few (to none) of these available now.

Orange County condo

Orange County condos and town homes for sale

For many buyers with limited budgets, buying a filly detached, or single family home may be a challenge. In many cases, an attached home (condominium or town home) may be a solution. You can often get the square footage and number of bedrooms, for a lot less! My new page with condos for sale in Orange County, CA is here: Condos and Town homes
